Look At Timing: Patience is a virtue! Waiting for something to fall into place can seem endless, but that doesn’t mean you should rush into the home buying process. Do your best to take your time, look at every option and see if you can envision yourself in the home for years to come. When my husband and I were ready to leave the city, we had to delay our plan for a year because the right house was just not in our budget.
Take Pictures: While looking at multiple homes, you can mix up what you liked and where. Take it from me, as I looked at 22 houses in one weekend, and none of them were the one! Don’t forget to take pictures, and start each new set of photos with the initial street view of the house so you know what goes with which house. Look at what you love, what you don’t love, and file them into your phone to look over later before you make a decision.
Stay on Budget: Do not look at homes outside of your price range. They’re all going to be better than what you can afford because that’s how more expensive things are. It may be the location, it may be the upgraded interiors…it could be a plethora of factors. Make sure you work with a trusted mortgage broker to get you competitive interest rates as the rate available may be enough to force you to look at a less expensive home.

When it comes to finding the perfect home, consider the tips above. I also recommend that you take your time, write a pro and con list of each home you see, and go with your gut. The bigger, better house may not always be the best option for you. Sometimes the perfect home for you offers more character and TLC than you can give it. There are also homes out there that are ready to move in, offering your new and inviting looks that you have been looking at. Whatever your option, take in each moment and enjoy the process. When you do find the perfect home, keep it easy for yourself and hire movers to make sure it’s easier for you, your loved ones and your sanity.
